Brochure on the "Chemnitz Sports and Culture Campus" feasibility study published

The city of Chemnitz successfully completed the feasibility study for the planned sports and culture campus in the city centre at the end of May. A compact short brochure summarises the key findings and results of the study and is now available for public download at www.chemnitz.de/machbarkeitsstudie.

The aim of the study was to examine the basic feasibility in terms of building volume, noise protection and development as well as to assess the economic viability of such a hall at the city centre location. The utilisation content to be examined essentially related to the consideration of basketball and event requirements, including additional cultural-related uses. It was also possible to adequately incorporate the historically characterised Antonplatz.

The feasibility study, which was carried out by the internationally renowned planning office AS+P Albert Speer + Partner GmbH in collaboration with PROPROJEKT Planungsmanagement & Projektberatung GmbH, CSIGHT and Kohnen Berater & Ingenieure GmbH & Co. KG, concludes that a hall with a capacity of approx. 8,000 spectator seats for sporting events and 8,500 seats for concerts, for example, can be realised at the site in terms of urban planning and architecture. The study also confirms that all legal requirements for noise protection can be met at the site.

At the same time, the location poses particular challenges in terms of hall construction and the associated economic viability, as the investment costs will be significantly higher than for a hall built on a greenfield site. The forecast income makes it clear that additional financing or utilisation concepts are required for the economic operation of the arena. The construction of comparable halls in Germany costs up to 250 million euros. The costs calculated for the multifunctional arena concepts are all above the average for comparable arenas in Germany. The main reasons for this are the inner-city location, the associated building regulations and the technically demanding handling of the existing underground car park. These factors lead to significantly higher planning and, in particular, construction costs, which have a direct impact on the overall costs.

The study was supported with funding from the "Special regional initiatives" funding programme.

The results of the feasibility study serve as an important basis for the further development of the site. They illustrate the potential of the site and at the same time provide valuable information for the economic design.
