Current rent index of the city of Chemnitz
On 1 July 2025, the City of Chemnitz's new "Qualified Rent Index" came into force, which sets out the comparative rents for rented housing in Chemnitz.
It was drawn up by the working group commissioned by Chemnitz City Council to prepare the rent index.

Formal recognition in accordance with Section 558d (1) BGB has been granted by the representatives of the interests of Chemnitz tenants (Mieterverein Chemnitz und Umgebung e. V.) and landlords (Haus- und Grundbesitzerverein Chemnitz und Umgebung e. V., Haus & Grund Chemnitz und Umgebung e. V. Eigentümerschutz Gemeinschaft) until 30 June 2025.

Preparation of the rent index 2025
In the first half of 2025, a new qualified rent index was compiled by the "Mietspiegel" working group commissioned by the city council. The necessary data collection and analysis was carried out by the municipal statistics office of Chemnitz City Council. Sections 558, 558 a - d BGB, Article 238 BGBEG, the rent index ordinance and the rent index statutes of the City of Chemnitz form the legal basis for the preparation of the rent index.
Accordingly, the rents of flats that were newly agreed or changed within the last six years were surveyed as of 1 January 2025 as the data basis.
A total of 10,000 households in Chemnitz, selected using a statistical sampling procedure, were contacted by post to compile the new rent index. Of these, 3,735 were ultimately included in the calculation. In addition, the organised Chemnitz housing industry provided a further 41,000 existing rents, which were taken into account on a pro rata basis. The analysis was carried out using a regression model, which determines the influence of the type, size, (energy-related) equipment, quality and location of a flat on its rent.
