for the establishment and management of a "neighbourhood canteen" in the "Stadtwirtschaft" in Chemnitz

The "Stadtwirtschaft" in Chemnitz's Sonnenberg district between Jakobstraße 46 and Schüffnerstr. 1 offers plenty of space for new ideas in 5 buildings with 4,500 m² of usable space and 2 courtyards. The entire area is being developed into a maker hub, a space for creative makers, as part of the European Capital of Culture 2025. It offers space for exchange, production and experimentation, flexible use for events, temporary events and appropriation, or simply for working and playing in the fresh air. The colourful and lively mix of uses will consist of workshops, studios, music rooms, exhibition and event spaces.
In addition to craftsmanship and creative work, interaction between site users, residents and visitors is also important at this location.
Up to 100 people will work in small rental units throughout the day, attracting a large audience with their offerings.
There will be regular cultural events in an event room for around 200 people.
The publicly accessible outdoor areas offer flexible space and places for recreation, learning, working, urban gardening and community activities for young and old, for tenants, neighbourhood residents, Chemnitz residents and tourists.
Description of the services Kiezkantine
The City of Chemnitz is looking for an operator of the "Kiezkantine" for this location from November 2024!

The Kiezkantine should work closely with the community to understand their needs and create an inclusive and supportive environment. The offer and pricing should also meet the needs and financial means of the residents of Sonnenberg.

Opportunity for local community groups and organisations to use the canteen for meetings and events.

Catering at cultural activities, meetings and events in the function room and outdoor area, as well as developing special formats together with the tenants:inside

Reducing food waste through efficient inventory management and donating unsold food to charitable organisations.

Active use of social media, local news media and flyers to promote the canteen and city economy events.
Community involvement and feedback through surveys and meetings with users and tenants of the Stadtwirtschaft.
Opening hours:
Once the canteen has been set up by the tenant, the canteen should open from February 2025 at the latest. The aim is for the canteen to be open all day, usually from 10:00 a.m. to 8:00 p.m., on all working days Monday to Friday. Operation at the weekends is optional, for events at weekends or also for evening events until 22:00. If individual events (max. 12 per year) last longer, it should be possible to adjust the opening hours to suit the event.
What is provided:
The canteen is currently under construction and can be handed over to the tenant for furnishing from November 2024. Newly built premises designed for a canteen with 159 m² of usable space on the ground floor, including approx. 75 m² of dining space with 30-40 seats, with all necessary building services (connections), are available for rent. The rooms offer plenty of potential for your own creativity when furnishing them on the basis of a furnishing plan in accordance with the enclosed floor plans. They are barrier-free, have modern sanitary facilities for staff and guests, and the courtyard can be used for outdoor seating for approx. 25 people. There is access to the courtyards, lift, foyer and event room on the upper floor. The property is heated by district heating and has high-performance internet.
The rooms are prepared on site for possible equipment for food preparation with a combi-steamer, deep-fat fryer, cooker, box bonnets, counter kettle, cooling areas, drinks maker, preparation line, rinsing line, serving area/counter and 2 storage rooms and staff room, grease separator.
The rooms are let commercially, for an indefinite period, without kitchen equipment and without furnishings.
The operator/tenant as a company can be granted an investment subsidy of 40% by the City of Chemnitz for the provision of the equipment (up to an amount of €25,000).
Rental prices
During the preliminary phase of setting up the canteen by the tenant (max. 3 months), a small flat-rate usage fee is charged. From the start of the opening of the neighbourhood canteen, a gross cold rent of max. €5.00/m² of rental space is aimed for during the establishment phase from the 1st to 3rd year of operation. This includes a flat rate of €2.00/m² for all fixed operating costs. Depending on the economic development of the canteen operation, an increase of € 1.00/m² is planned from the 4th year of operation.
Warm operating costs for the supply of district heating are charged according to consumption. A lump sum of € 3.00/m² of rental space is currently estimated as an advance payment.
The tenant concludes a separate contract for electricity supply.
