Grain market

The Getreidemarkt is one of the focal points of the urban development of Chemnitz city centre. With its location between Rosenhof, Theaterstraße and Innerer Klosterstraße, it acts as an important link between the city centre and the surrounding districts. Construction activities are set to take place in the area in the coming years, as other important owners in addition to the city want to develop construction projects themselves or enable their implementation.

Against this backdrop, the Chemnitz city planning office has drawn up an urban planning study that shows the future development of this inner-city area not far from Chemnitz town hall.

With the development of the area, the Getreidemarkt is to develop into a lively neighbourhood with identity-forming and contemporary architecture that is based on the historic bourgeois city in terms of its scale.

The urban development concept takes up the main historical street and square structures, rounds off the existing block structures and closes missing spatial edges. Existing monuments and buildings are carefully integrated. A small-scale development of the building plots is aimed for, whereby the building heights are orientated towards the existing buildings. The corner situations of Börnichsgasse and Lohstraße as well as Lohstraße and Kirchgäßchen, which are important in terms of urban space, are accentuated more strongly by emphasising the buildings.

A sequence of traffic-calmed streets and neighbourhood-defining squares with adjacent public uses in the ground floor zones of the buildings invite people to linger and stroll. The valuable trees along Börnichsgasse, which are worthy of protection, are integrated into the open space planning.

In 2011, design concepts were developed for the conversion of Theaterstrasse with the integration of the Chemnitz model. The pedestrian connection to the surrounding neighbourhoods is to be significantly improved through better crossing options on Theaterstraße as an extension of Börnichsgasse and Getreidemarkt. New bus stops will better connect the area and Innere Klosterstraße to the local public transport network.
The urban development concept allows for further scope for development in the future in order to improve the urban link between Getreidemarkt and Theaterstraße and beyond with the Chemnitz riverside park and Kaßberg by means of visual axes and pathways.

The development enables a diverse mix of uses that forms the identity of the site and connects it to its surroundings. The focus is on a new, urban residential offer. Supplementary uses in the ground floor zones, such as typical city centre retail, practices, restaurants, culture and services, are intended to round off the utilisation structure and create a lively part of the city.

The urban development concept will be incorporated into the city centre framework plan. Among other things, this is intended to clearly present the municipality's development intentions to citizens and investors and create planning certainty.
