The "Fürstenstraße 123" brownfield site had been a contaminated site since the early 1930s. At that time, the building was constructed as a laundry. Laundry operations were discontinued in 1995. From 1996 until 2002, the year it ceased to be used, the building was used by the City of Chemnitz as a furniture warehouse. Since then, the building has stood empty and the fabric of the building has become increasingly dilapidated.

The main part of the project was the demolition of the dilapidated main building, the decommissioned transformer station and the chimney, as well as the removal of all underground components, ducts and pipes. This was followed by greening and the partial construction of parking spaces for the neighbouring new polyclinic.
