The property at Schiersandstraße 1-3 was developed with a former foundry from the Wilhelminian era and the associated factory owner's villa. Due to intensive industrial use in the 20th century, the site was contaminated.

No renovation or modernisation work had been carried out on the buildings since they were abandoned in 1990. As a result, the buildings were recently in a poor structural condition. Cracks in the walls and ceilings, serious moisture damage to the façades and load-bearing roof structures as well as collapsing roof sections made it necessary to completely demolish the main and outbuildings.

The revitalisation measures included the demolition of all buildings, deep demolition and surface unsealing of the site.

The site was then temporarily greened.
