Sustainable housing development

The "Sustainable housing development in Chemnitz" concept (status 2010) was adopted by the city council on 6 April 2011. It focuses on the upgrading and revitalisation of inner-city brownfield sites. Based on the planning model of a demand-driven diversity of housing locations, both urban land-use plans and the existing building areas for detached and semi-detached houses were analysed, an assessment of future demand was carried out and location-specific recommendations were made.

Urban planning aspects

The following urban development aspects were taken as a basis for implementing the land consolidation:

  • Internal development before external development,
  • Utilisation of brownfield sites (especially urban redevelopment areas),
  • redensification of existing buildings,
  • Development along public transport axes (prioritising rail-based public transport)

In this way, the urban structural guiding principle of the SEKo - strengthening the city centre and
sustainable stabilisation and increasing the quality of urban cores.
The focus of the redensification was on the compact neighbourhoods. These were defined in terms of
defined in terms of population density.

Evaluation in 2015

The evaluation in 2015 takes stock of the implementation of the 2010 concept for sustainable housing development and presents initial suggestions for an update. Based on the comparison with the initial situation in 2010, an assessment of the acceptance of new inner-city locations is made and further considerations and tasks are derived from this. The inclusion or cancellation of new sites is not part of the evaluation.
