This is a brownfield site formerly used for commercial and cultural purposes on the northern outskirts of Chemnitz, located directly on the B95. The original building was constructed in 1800 and, after the addition of a dance hall in 1927, was used as a restaurant until 1969, later as an office for the VEB Barkas-Werke and as a residential building. From 2004, the building stood empty and fell into disrepair.

The project comprised the demolition of the ruinous main building as well as the associated outbuildings and garages down to the lower edge of the foundations. Underground components, heating ducts, sewage systems and pipes were removed and the resulting material disposed of professionally. The site was then landscaped.
