Brühl University Quarter



Following on from the successful development of Chemnitz city centre, the focus of urban development is on strengthening the areas close to the city centre. The Brühl district in particular has a wide range of development potential that needs to be utilised. Ideas for this include a university quarter around the Alte Aktienspinnerei, the connection with the Chemnitz model and, most importantly, the development of the Brühl as an urban neighbourhood. With the completed conversion of the Alte Aktienspinnerei into the Chemnitz University of Technology's central library in 2020, a decisive building block for this development has already been laid.
On behalf of the city of Chemnitz, the planning office Albert Speer & Partner developed an urban development concept for the further development of Brühl. It serves as the basis for the development of this inner-city neighbourhood.
The urban development objectives are gradually being brought to life by pooling resources and a Brühl management team that involves the numerous partners and approaches, potential investors, owners, residents, tradespeople and interested parties in Brühl. The original vacancy rate of almost 90 per cent in 2012 has given way to around 90 per cent occupancy in the residential and commercial sector in 2020.

City presented the results of a survey
Building Mayor Michael Stötzer presented the results of the Brühl survey on 16 July on Theaterplatz. During a subsequent walk to the Brühl, interested parties were able to talk to the mayor. Residents, local tradespeople, restaurateurs, clubs and associations wantmore life on the Brühl. That is the main conclusion of the analysed citizen survey.
In response to the question:"What do you particularly appreciate about Brühl or the surrounding area?", the most frequent responses were theproximity to the city centre(26.8 percent) and theneighbourhood character(17.3 percent) (see also diagram). Social interaction, liveliness, greenery, cafés and restaurants, street festivals and family friendliness were also mentioned by respondents. Brühl is "the most ingenious neighbourhood that has everything. Lots of life combined with lots of peace and quiet."

Urban life on the Brühl
Since 1 August 2020, the night time in the Brühl district has been 11 pm. It will therefore be postponed by one hour and will apply until 7 a.m. In a recent survey conducted by the building department among residents on the future of Brühl, around two thirds of respondents were in favour of postponing the start of the night-time period by one hour. This regulation has already proven its worth in Chemnitz city centre for around 15 years.

The framework plan and basis for the development on Brühl is the "Urban planning study for the development of the Brühl Boulevard area in Chemnitz" by Albert Speer & Partner, which was approved by the city council on 26 April 2012.
University quarter
How the establishment of a central library can become the starting point for a development that allows the city centre to grow and opens up new perspectives for Brühl was the subject of the urban planning study.
Energy efficiency
Eins and Chemnitz University of Technology have implemented an energy neighbourhood concept for Brühl that uses renewable energies and has expanded the low-temperature district heating network.
